Florida condominium law
Which Florida condo laws matter in 2026?
Short answer
There is no single “2026 condo law.” For a unit-level decision, verify the current statutes governing association records, board duties, termination, state oversight, reserve studies, and milestone inspections: §§718.111, 718.112, 718.117, 718.501, and 553.899.

Association records and financial materials are governed by §718.111; board administration and structural integrity reserve study requirements are addressed in §718.112.
Milestone-inspection coverage, timing, reports, and local-agency duties are addressed separately in §553.899. A reserve study and a milestone inspection are distinct records under §§718.112(2)(g) and 553.899.
What a buyer can verify at unit level
- Request the association records relevant to the purchase and confirm what is available under §718.111(12).
- Identify the current board-certification record and reserve-study material under §718.112(2)(d)4.b and §718.112(2)(g).
- Check the recorded declaration and any recorded termination plan before evaluating condominium termination under §718.117.
- For a covered building, match the notice and inspection report to the state framework in §553.899.
- Keep state oversight separate from the association’s own records; the division’s authority and association certification appear in §718.501.
Use the record that answers the question
For board credentials, use the board certification guide with §718.112(2)(d)4.b.
For timing, use the inspection deadline guide with §553.899 and the signed contract.
For the wider transaction file, use the Florida condo document checklist with §718.111(12).
