Broward County ↗︎
Coastal Broward buildings face salt exposure and, frequently, greater height and age. Inland Broward is dominated by low-rise and garden-style communities where the three-habitable-stories threshold may not be met at all.

International realty in South Florida
An internationally focused Florida broker coordinates the parts of a cross-border purchase that a domestic transaction never touches. For a non-U.S. seller, the closing usually requires FIRPTA withholding under Internal Revenue Service rules, and the buyer or closing agent must file the required forms with the IRS. For a buyer who spends time in the United States, the IRS substantial-presence test and the closer-connection exception decide whether that time creates a U.S. tax-residence question, which the buyer should settle with a tax professional rather than with a broker.
Signing can also happen from abroad. Florida’s remote online notarization statute (Fla. Stat. §117) lets a Florida-authorized online notary complete and record a closing over an approved audio-video platform. Representation is offered in English, Spanish, and French across Broward, Palm Beach, and Miami-Dade counties, where the buyer’s lender, title professional, and tax adviser still control their own decisions.
Luxury international realty
“Luxury international realty” describes buyers and sellers who transact across borders at higher price points, not a promise of a particular result. The same cross-border steps apply at every level: confirm how the buyer or seller will hold title, collect the association and building records, and align the lender, title professional, and any legal or tax adviser before the contract deadlines.
For an international buyer, that means reviewing the condominium’s governing documents, budget, reserves, insurance, and any milestone or structural records, then confirming the loan program’s project-review requirements in writing. For an international seller, it means planning FIRPTA withholding and remote signing under Florida Statutes §117 in advance. No list price, outcome, or return should be assumed; ask the responsible professional to confirm each item for the exact property and transaction.
