Coastal Broward buildings face salt exposure and, frequently, greater height and age. Inland Broward is dominated by low-rise and garden-style communities where the three-habitable-stories threshold may not be met at all.

The oceanfront band — Sunny Isles Beach, Bal Harbour, Miami Beach, Key Biscayne — is high-rise and salt-exposed. Inland Miami-Dade, including Doral, Hialeah, Miami Lakes, and Homestead, is newer and lower on average, where buyer financing eligibility usually decides the outcome.

The coastal strip from Boca Raton north through Lantana, Lake Worth Beach, West Palm Beach, and Jupiter is salt-exposed and mixed in vintage. Inland — Wellington, Royal Palm Beach, Greenacres — is planned, low-rise, and often HOA-governed rather than condominium-governed.
