Florida condo board records
What must a Florida condominium board director certify?
Short answer
A residential condominium director must submit both a written certification concerning the governing documents and an educational certificate. A newly elected or appointed director submits them within one year before election or appointment or within 90 days afterward. §718.112(2)(d)4.b.

- The written certification acknowledges the governing-document and fiduciary-duty commitments described in §718.112(2)(d)4.b.(I).
- The educational certificate follows completion of the division-approved curriculum described in §718.112(2)(d)4.b.(II).
- The curriculum is at least four hours and covers the subjects enumerated in §718.112(2)(d)4.b.(II).
Timing, validity, and continuing education
The current filing window is within one year before election or appointment or within 90 days afterward; the June 30, 2025 date applied to directors elected or appointed before July 1, 2024. §718.112(2)(d)4.b.
The certificates are valid for seven years, subject to the uninterrupted-service terms in §718.112(2)(d)4.b.
Beginning one year after the most recent certificates and annually thereafter, a residential condominium director submits at least one hour of qualifying continuing education. §718.112(2)(d)4.b.
What the association record can show
A director who does not timely file is suspended until compliance; the board may temporarily fill the vacancy, and a missing certificate does not affect the validity of board action. §718.112(2)(d)4.b.
Completed board educational certificates are association official records under §718.111(12)(a)19.
The association’s directors certify completion status to the division on its form under §718.501(2)(c). A director certificate is not a certification of the building, its inspection status, finances, or legal compliance. §§718.112(2)(d)4.b and 718.501(2)(c).
