Florida condo inspection timing
What inspection deadline applies to a Florida condo?
Short answer
“Inspection resolution deadline” is not enough information to calculate a Florida deadline. It may mean a negotiated purchase-contract date, while milestone-inspection timing arises under §553.899. Read the signed contract for transaction dates and the statute, local notice, and building records for milestone timing.
Last verified August 14, 2026Identify the inspection first
- A unit purchase inspection follows the executed contract and amendments; it is not a milestone deadline under §553.899.
- A milestone inspection is the structural inspection defined in §553.899(2).
- Phase one and phase two are parts of the milestone process described in §553.899(6) and (7).
- A SIRS is a reserve study under §718.112(2)(g), not the physical milestone inspection governed by §553.899.
Separate the contract date from state timing
Transaction rights and dates depend on the signed contract and amendments. Identify the controlling paragraph and ask Florida counsel to interpret it; §553.899 does not supply a default purchase-inspection period.
For covered buildings, the ordinary milestone cycle is stated in §553.899(3)(a). A local enforcement agency may determine that local circumstances require the earlier timing described in §553.899(3)(b).
An initial milestone date may be extended by the local enforcement agency upon the good-cause showing and conditions stated in §553.899(3)(c). Verify any extension in the address-specific written record.
Verify what was completed
Phase-one scope and the condition that leads to phase two are stated in §553.899(6).
Phase-two purpose and report requirements are stated in §553.899(7). Read the signed report rather than reducing it to informal shorthand.
Owner and association access to milestone reports and related reporting duties are addressed in §553.899(8) and (9).
Build the deadline worksheet
- Signed contract and amendments for the transaction date; §553.899 does not set that contract date.
- Certificate-of-occupancy date and official habitable-story count for §553.899(2) and (3).
- Certified local notice and any written extension for §553.899(3)(c) and (5).
- Architect or engineer engagement and delivered reports for §553.899(5), (6), (7), and (8).
- Association minutes and owner notices for the record trail under §§553.899(9) and 718.111(12).
