What Florida law requires

Section 718.112 requires a SIRS at least every 10 years after creation for each condominium building that is three habitable stories or higher, subject to statutory exclusions. The study covers specified building systems and other qualifying items, uses a visual inspection, and supplies useful-life, cost, and funding-plan information.

Is every reserve study a SIRS?

No. A SIRS is the study defined by Florida condominium law for covered buildings and components. Confirm the title, scope, date, preparer, and statutory basis of the record provided.

What does a SIRS contain?

The statute requires information about visually inspected items, remaining useful life, replacement cost or deferred maintenance expense, and a recommended reserve funding plan or schedule.

Does a SIRS replace the budget?

No. The study is an input. Compare it with the adopted budget, reserve balances, assessments, borrowing, contracts, and later board decisions.

Does a completed study prove sufficient cash is available?

No. A completed study and funded reserves are different facts. Verify balances and approved funding separately.

Who can interpret the study for my purchase?

Use the association and records for status, qualified professionals for technical or legal conclusions, and the buyer's lender for project eligibility.
