Florida short-sale workflow
How does the Florida short-sale process work?
Short answer
Contact the mortgage servicer first for its current options and submission instructions. Build a complete, dated property and transaction file, but remember: a submission is not approval, and the lender or servicer decides.
Last verified August 4, 2026Open the right communication lanes
Ask the servicer for its current loss-mitigation contact, instructions, required records, and secure delivery method. The CFPB explains mortgage-payment options, and a HUD-approved housing counselor can help the owner prepare questions.
Legal, tax, and credit questions belong with qualified professionals.
Understand Alexandra's credential and role
Alexandra DuPont holds the SFR® Short Sales and Foreclosure Resource certification.
NAR describes SFR® as a certification for REALTORS® working with distressed-property buyers and sellers, including coordination with finance, tax, and legal professionals. Alexandra’s individual credential is also listed in her named public agent record, verified August 14, 2026.
Assemble the seller and property record
Organize ownership, loan and lien contacts, income or hardship records requested by the servicer, association accounts, title issues, condition, occupancy, access, market evidence, and the proposed contract.
The seller document checklist and remote-sale workflow help control the property file.
Submit, log, and answer requests
Use the servicer’s current channel. Keep a dated log of delivery, acknowledgements, requests, responses, updated documents, and written decisions. A complete package supports review but does not control the decision.
Review timing separately in the short-sale timing guide.
Review the written transaction terms
The lender or servicer decides whether to accept the proposed transaction. Florida counsel should review deficiency and release language under Florida Statutes §702.06.
A qualified tax professional should review any canceled-debt question using IRS Publication 4681. Title and closing professionals control their respective requirements.
Where should a seller begin?
Contact the mortgage servicer for its current options and instructions, then organize property, loan, lien, title, and association records.
