The coastal corridor from Hallandale Beach north through Lauderdale-by-the-Sea and Pompano Beach is older, taller, and directly salt-exposed, so structural records lead the conversation. Inland — Coral Springs, Plantation, Tamarac, Margate — buildings are lower, often outside the milestone requirement entirely, and the sale turns on financeability and carrying cost instead.

Establish whether the building is three habitable stories or more, whether a milestone inspection is due or complete, and what it found. Under Florida Statutes §553.899 the age that triggers the first inspection can differ by local enforcement agency, so confirm it with the building department for your specific address.

A structural integrity reserve study changes what an association must fund and what a buyer inherits. Whether yours is current, and whether the budget actually funds it, is read closely by buyers and by their lenders.
