Review the records before you commit
For a condominium, the building’s documents matter as much as the unit. Ask for the declaration and rules, the current budget and financial statements, reserve information, any milestone inspection or structural reserve study that applies, assessment notices, insurance evidence, minutes, and the application or approval process. Florida’s Condominium Act sets out the records framework; the dated documents from the specific association supply the facts.

Sign and close from home
Florida allows online notarization, and many closings can be signed remotely. Whether yours can depends on the title or closing company, your lender, and the documents involved. Ask the closing professional early which identity, witness, original-document, and delivery steps apply, and confirm wiring instructions by calling a number you already trust rather than one in an email.
