Florida condo buyer financing

Can a condo’s insurance make the project ineligible for a loan?

Short answer

A condominium’s master property insurance is part of project review. Coverage, exclusions, deductibles, policy dates, replacement-cost support, and required endorsements can affect a lender’s conclusion. Obtain the current policy record and let the insurer and buyer’s lender interpret it within their roles.

The master policy is a project record

Fannie Mae’s Selling Guide includes master property insurance requirements for project developments. Florida section 718.111 addresses condominium association insurance responsibilities. Neither source turns a listing description into an eligibility decision.

Ask for the current master property insurance declarations and available policy forms, endorsements, deductibles, coverage basis, valuation support, and renewal information. Compare them with the broader association record.

Trace the exact lender question

An insurance concern may involve missing evidence, a policy term, an exclusion, a deductible, the insured value, or another requirement. Record the stated issue instead of applying a general label to the building.

This guide covers ineligibility that traces to the association’s insurance. Whether the project appears on HUD’s approved list is a separate status. For completed inspection records, use the milestone and SIRS sequence.

Can a condo master policy affect mortgage eligibility?

Yes. Agency and lender project reviews include master insurance requirements, but the lender and insurer decide whether the current documents satisfy their standards.

Is my unit policy the same as the association policy?

No. The association master policy and an owner’s unit policy cover different interests and must be evaluated in their proper roles.

What insurance documents should a buyer request?

Request current declarations, policy forms and endorsements available through the association, coverage and deductible information, renewal dates, and answers supplied through the lender’s channel.

Does an insurance problem make the condo unsellable?

No. It can narrow a proposed loan path or change diligence, cost, and risk. It does not establish a universal result for every buyer or transaction.

Who confirms whether coverage is sufficient?

The insurer explains the policy, the association supplies its records, and the buyer’s lender applies its current project and loan requirements.
