The buyer’s lender—not the seller or broker—decides mortgage and condominium-project eligibility.
How should I compare what I will actually net?
Compare net proceeds and risk on the same worksheet, not two headline prices. Start with price, then account for commissions or buyer fees, repair or credit requests, closing-cost requests, assessment allocation, title items, moving needs, and carrying costs through the proposed closing date.
Read the contingencies too. A lower offer with verified funds, a meaningful deposit, limited contingencies, and a workable closing date may compete with a higher but less certain offer.
