How do I check whether a Florida condo is FHA approved?

Short answer

Use HUD’s official condominium search, match the legal project and address, record the condo ID, submission or phase, status, expiration date, and search date, then give the result to the buyer’s FHA lender. Project status does not approve the buyer, unit, appraisal, or loan.

Use HUD’s live condominium search

Open the official HUD condominium search, select Florida, and search with the legal project name or location. Record the search date because the directory is a current lookup, not a permanent promise.

Marketing names and association names can differ. Match the legal project name, address, condo ID, submission or phase, displayed status, and expiration date before treating a result as the same condominium.

Read the record without extending it

A directory record addresses the identified condominium project. It does not approve the buyer, unit, appraisal, occupancy, lender underwriting, loan, or closing. Give the dated result to the lender handling the proposed FHA loan and ask what else its current review requires.

Ask about Single-Unit Approval carefully

HUD describes a Single-Unit Approval process for an individual unit in certain condominium projects, subject to current FHA requirements and lender review. A missing project approval is not evidence that this path applies to the unit or that an application would succeed.

Ask the FHA lender whether it can evaluate the current project and unit under the applicable process. Let the lender identify the documents, eligibility rules, submission path, and result.

Prepare the lender’s project file

Provide the legal project name and address, unit, intended occupancy, dated HUD result, condo ID or submission information, association contact, and available declaration, bylaws, amendments, budget, reserves, insurance, assessments, litigation information, inspections, repairs, minutes, and other records the lender requests.

Keep other financing paths separate

For a veteran buyer, use the official VA lookup sequence. If a conventional project review produced an issue, use the non-warrantable lender questions instead of assuming FHA status decides another program.
